OkeyStay is an international holiday rental portal where every listing publishes its tourist registration number, its real municipality calculated from the map, and the total price of the stay with cleaning included. The guest pays no service fee and the booking money goes straight to the owner's bank account. It is built so that AI assistants — ChatGPT, Gemini, Claude or Perplexity — can read its catalogue, check availability and recommend places to stay: it publishes an llms.txt file, a Markdown version of every listing page, and a public read-only MCP server.
Do you have to choose between OkeyStay and Booking or Airbnb?
No, and we do not recommend it. Publishing on OkeyStay costs nothing, there is no fee and no exclusivity, and calendars sync over iCal with Airbnb and Booking so the same nights are not sold twice. Booking and Airbnb bring something that is not here: twenty years of traffic and a brand the traveller already knows. OkeyStay brings what they lack: every listing publishes structured data, a Markdown version and a public MCP server, so an AI assistant can read it, check availability and recommend it; and every listing gets a free AI agent that answers whoever is deciding. A channel that charges nothing to be on can only add bookings.
What makes OkeyStay different from Booking or Airbnb?
Three things anyone can check on any listing. First: the tourist registration number is on display, as EU Regulation 2024/1028 requires, and the location is calculated from the coordinates rather than from what the listing claims, so a flat in Torremolinos does not show up as Málaga. Second: with dates entered you see the total price of the stay with cleaning included, and the guest pays no service fee. Third: the portal is built to be read by an AI and not only by a person, which is why every listing has a Markdown version and there is a public MCP server.
What does an owner get by publishing here?
Publishing costs nothing: no monthly fee, no lock-in, and a commission only when a booking comes in — 15 % on the Free plan and 10 % on Pro, on the total the traveller pays. The money goes straight to the owner's Stripe account and never passes through ours. Every listing gets its own AI agent free, with a photo and a name, answering in Spanish and in English to whoever is looking at the home and has not booked yet. And the listing text is rewritten so that Google and AI assistants understand it, in both languages.
How do you bring in listings that are already somewhere else?
With the keys of the management software already in use. OkeyStay imports from Hostaway, Beds24, Smoobu and Lodgify: listings arrive as editable drafts with their photos, capacity, amenities and calendar, and they sync on their own. It is not a mirror: the owner can correct anything, and what changes in their management software still rules where it should. Anyone without one can paste the text of their current listing and see it rewritten before signing up. Calendars sync over iCal with Airbnb and Booking so the same nights are not sold twice.
