The registry Principado de Asturias asks for

To rent by the night in Asturias you must be listed in the Registro de Empresas y Actividades Turísticas del Principado de Asturias.

We spell it out because it is the first thing that stops an owner, and because European law requires us to show your number and verify it. Without it we cannot publish your place.

This is not legal advice. These are the administration's own facts with the link, so you can check them yourself.

And what you are no longer asked for

Until May 2026 there was also a single national registry, with codes starting with ESFC. Spain's Supreme Court annulled that procedure (judgment 620/2026 of 19 May), because the power belongs to each autonomous region. If you have an ESFC number, keep it — it still identifies your home — but the registry that binds you today is Principado de Asturias's.

What we already publish in Asturias

We don't publish any home in Asturias yet. Yours would be the first, and would stand alone in searches for the area.

What we do with your listing

  • We rewrite your listing in Spanish and English so Google and AI assistants understand it.
  • We publish your registration number in plain sight, as Regulation (EU) 2024/1028 requires.
  • We work out your real municipality from the coordinates and measure the distances to the beach and the airport.
  • Every place gets its own AI agent that answers the people looking at it.

Questions from owners in Asturias

How much does it cost to list my Asturias place?

Nothing. No monthly fee and no lock-in. Commission is only charged when a booking comes in: 15% on the Free plan and 10% on Pro, on the total the traveller pays. And the money goes straight to your own Stripe account, it never passes through ours.

Do I need the registration number to list?

Yes. Regulation (EU) 2024/1028 requires short-term rental platforms to show the number and verify it, so without it we cannot publish your place. That duty is ours, not yours — but we cannot meet it without your number.

I have a number starting with ESFC. Does it still work?

Keep it, because it still identifies your home, but it is not the one that binds you today. It came from the single national registry, whose procedure Spain's Supreme Court annulled in May 2026 because the power belongs to each autonomous region. The one that counts is Principado de Asturias's.

Do I have to take my listing off Airbnb or Booking?

No, and we don't recommend it. There is no exclusivity. You can have your place on both: the calendars sync, so you don't risk a double booking.

What if my town hall also asks me for a licence?

Then you still need it. Principado de Asturias's registry and municipal permits are different things, and one does not replace the other. Check with your town hall before you start.
